How overhead garage door operates?

 When closed, the door is basically hung on two steel suspension cables (#8) connected to the bottom section on one end and a (#3) pulley on the other end on both sides of the door. The pulleys are connected to a (#4) torsion bar, and torsion springs are mounted. The springs on one side are connected to a bracket, and the bracket is mounted to the wall. On the other side, springs are locked onto the torsion bar. When the door is closed, springs are under the highest tension in the opening and closing cycle. When you open the door, springs are doing most of the lifting.

Why does off-track occur?

If one of the suspension cables snaps or comes out of its pulley, the overhead garage door becomes unbalanced. One side that is still attached to the system pulls the door up, and the other side with the broken cable has no support, and due to gravity and the door weight pulls that side down. Please keep in mind that the overhead garage door torsion springs are still under very high tension. Forcing the door to open or close can lead to greater damage to the system or some serious injuries!

Tip: To ensure a longer lifespan and a smoother operation of your garage door, you should lubricate all moving parts of the door semi-annually. Use a silicone-based lubricant spray for the tracks. Do not grease the tracks since grease will only create a sticky surface and attract more dirt and dust, eventually resulting in more friction. Use machine oil to lubricate the bearings, hinges, and rollers.

About one piece garage doors

One-piece garage doors are one of the oldest garage door systems that are still available on the markets today. Due to some safety issues, one-piece garage doors are being replaced by sectional overhead garage doors that are safer, lighter, and much more durable. In some tight spaces or very low headroom garages, aluminum one-piece garage doors are still being installed. Old one-piece garage doors are made of wood and are very heavy. Most of its weight is dispersed between only two pivot points on the hardware, and due to that fact - one piece garage door spring failure can cause irreparable damage to the hardware.  The one-piece garage door's wooden frame tends to expand during the winter and retract during the dry summer month, and that can add different issues. It’s impossible to weather/pest seal the one-piece garage doors. There will always be a ¼ - ½  inch gap between the door and the frame.



To prolong the lifespan of your one-piece garage door springs and the hardware, the system has to be lubricated every 6 to 12 months. Springs should always be kept oiled to prevent rusting. You should lubricate the hardware at all of its pivot points. WD40 is a good lubricant and a great anti-rusting agent. The one-piece garage door wood frame should be checked and waterproofed (if needed) once every 24 months.

 Sliding Garage Doors

 Sliding garage doors are the safest and cheapest to maintain garage doors due to their simple system structure. No springs, no complicated hardware, and nothing hanging above your head. But it has two main disadvantages to it. The first one is the need for a large space for the door to open. And the other one is that you can’t seal the door completely against pests and weather. Same as with the one-piece garage doors, you will have a gap of ¼ - 1 inch between the door and its frame. In some suburban areas, to prevent large mice infestation damages, the only solution we have found was to replace the sliding garage door with an overhead garage door. In most cases, there will be

required frame reinforcement.
